Jr. Project Manager - Multifamily Construction

The Jr. Project Manager accompanies field staff in the planning, organizing, management, evaluation, and assessment of information necessary to construct the project safely, within budget, on schedule, and to the specified quality.

Essential Functions

» Promote safety during the performance of all functions.

» Develop trade partner lists and assemble bid schedule, distribute bid package, evaluate bid proposals, and perform detailed bid tabulation.

» Review specifications and identify all required submittals, prepare submittal schedule, and communicate scope changes.

» Updates the project schedule, logistics, site specific safety plans, and quality control plans.

» Write, distribute, coordinate, review, and track RFI’s, with assistance of Project Engineer and Assistant PM's. Review for potential, cost and/or schedule impact.

» Review, distribute, and track submittals for project document compliance.

» Write purchase orders, subcontracts, and maintain buyout and contract logs.

» Track weekly trade partner performance against project schedule, review delay log to ensure trade delays have been incorporated into schedule, and provide updates.

» Lead job site visits.
» Coordinate jobsite set up.

» Participate in safety meetings, present safety topics, maintain attendance log, and assist in performance of daily jobsite inspections for compliance with safety standards.

» Maintain project progress photographs.

Technical Skills and Expertise

» Understanding of different contracts and purchase orders; provisions, terms, language, insurance requirements; and claim resolutions and warranty.

» Basic knowledge and understanding of surveying, scheduling, drawings, and construction sequencing.

» Advanced computer skills with the ability to use MS Office with proficiency.

» Well rounded knowledge of a variety of systems and technologies with ability to quickly learn and apply new systems/technologies.

» Understanding of Microsoft Project, P6, and CMiC construction softwares preferred.

Education

» Bachelor’s degree in Civil Engineering.
» Professional registration, LEED AP, and other advanced training/degree is preferred.

Experience

» 5+ years experience performing similar functions preferred.

Physical Requirements

Performance of the required duties will require physical ability to continuously communicate, exchange and view information; frequently remain in a stationary position; move about the office or assigned location; operate office productivity machinery; occasionally lift up to 50 pounds; stoop, kneel, crouch, or crawl; and be exposed to job site conditions. Jobsite conditions include exposure to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and risk of electrical shock. The noise in these work environments is moderate to very loud. Jobsites may require the physical ability to climb permanent, temporary stairs, and ladders; passenger use of construction personnel hoists; and negotiate work areas under construction. Specific vision abilities include close vision, peripheral vision, depth perception, and the ability to adjust focus.
